What a Buyer's Agent Can Do For You

When looking for a new home, most home buyers tend to deal with a realtor. Realtors may seem unbiased, but they are paid to look after the interests of the seller, not yours. To protect your own interest, you can hire a buyer's agent who will work as your advocate.
- When you first meeting with an agent, most states require that they disclose whom they're working for. If they don't tell you, ask.
What is a seller's agent?
Seller's agents are Realtors who are paid a commission upon the sale of the sellers home, by the seller. Therefore, it is in their best interest for the seller to get the most money possible for their home.
- If you disclose confidential information to the seller's agent, such as how much you are willing to pay for a home, they will give that information to the seller.
What is a buyer's agent?
A buyer's agent is an individual whom you have contracted with to protect your interests. They have no loyalty to, or stake in, the seller's interests.
- A buyer's agent will strive to get you your new home at the lowest price possible.
- When working with a buyer's agent, you will be required to sign a contract stating that you will work exclusively with that agent for a specific period.
And what about dual agents?
There is also a third type of agent called a dual agent.
- Dual agents represent both the seller and the buyer.
What does a buyer's agent do?
- They'll show you properties.
- The agent will negotiate with the seller, on your behalf.
- They'll offer suggestions on obtaining financing.
- They'll help explain all the legal documents and help you fill out the required paperwork.
- They'll assist you through the entire process of buying the home, including helping you retain an attorney to handle the closing.
- Most important, a buyer's agent will help you decide whether a particular house is right for you.
Who pays the agent?
It will depend upon the agreement you reach with the agent.
- The buyer may pay the agent, in which case the fees will be spelled out in your contract.
- In some areas, the agent's fee is split between the seller and the buyer.
- Frequently, the seller pays the agent's entire fee.
How to choose an agent?
- When choosing an agent, seek out the recommendations from friends and family members that have used one.
- Do you trust the agent and are they easy to work with?
- If so, you've found your agent.
